Don’t just rely on what the agent writes for you. Most of the time, they’ll just be slapping something together to get your property up and listed as quickly as possible.
Just like they do for every other property they list. Not good.
You need something totally tailored and unique for your property. After all, there’s a reason you loved to live there and they’re the same reasons your potential buyers need to know about.
Consider two examples…

Here’s what we wrote…
Relaxed country living with the city on your doorstep Spend lazy Summer evenings entertaining your friends on the covered front deck, after fun filled days enjoying the local beaches and vibrant cafes. Come Winter, imagine yourself cosying up with your loved ones in front of the roaring open fire (complete with Blackwood mantelpiece) after cooking up a glorious feast in the brand new kitchen. Finish your day with a relaxing soak in the tub soothing away the hustle and bustle of city life. With three bedrooms to choose from, this home makes an ideal base for your home office. Enjoy the convenience of your clients coming to you or, with so much on offer nearby, meet them for a beachside café latte. With a glorious Northern aspect and no-fuss garden, this character filled family home is ready for you and your family to create your next chapter. |
As you can appreciate as you read the examples above, one states the facts and features of the home. The other one paints an emotive picture of what it would be like to live in the home.
Words sell. People are emotional creatures and they buy on emotion.
Make your home stand out and create an emotional connection with your prospective buyers through the use of cleverly crafted real estate sales copy (copywriting – the written word).
Here’s what one very happy fan sharedAchieved $50,000 more than expected“We put our property in Montrose up for Auction in December 2011. We had a difficult property to sell as it was a Mudbrick construction and finding comparable sales in the area was difficult. We spent a lot of money on advertising to try to attract as many people as possible but we were devastated to find the property had no bidders on the night. I happened to mention this at a social event to Wendy Chamberlain and she told me about the power of advertising that emphasied the benefits of living in a property not just the raw cold hard fact about the property, how many bedrooms bathrooms and land area etc. We had a tight time frame to sell so we asked Wendy to help us. The Real Estate agent agreed to the changes in the adverts and we started having more people to our open houses and a lot more people expressing interest in coming to the auction. We ended up having several people very aggressively bidding for the property and achieved $50,000 dollars more than the real estate agent had indicated we might achieve. Sam Durrant, |
